The chalet is super well equipped, everything is clean, the location is just remote enough to have peace, but not too far from civilization. Our hosts, super attentive in the preparation of our stay and available to answer our questions. I loved my stay! And what about the view of the river! Wow.

Terms and Conditions of the Cottage
RESERVATION CLAUSES

- The reservation is confirmed only when the 30% down payment is received and when the rental contract is signed.

- When the reservation is made fewer than thirty (30) days before the date of arrival payment must be made in full.

- Any delay in receiving the balance of payment, may result in an automatic cancellation of the reservation without any reimbursement of the down payment.

- The rental contract must be signed by the tenant and returned to the lessor within two (2) working days of being received along whit the sums established in the “COSTS AND PAYMENT TERMS” section, or the contract will be null and void without further notice from the lessor.

CANCELLATION

- Cancellations must be submitted in writing prior to arrival date to the owner.

- If the cancellation notice is received at least 30 days before the arrival date, the 30% down payment will not be returned, but will be transferable to your next booking.

- When the cancellation notice is received less than 30 days before the arrival date, all sums received will be kept in lieu of damages.

- If the stay must be cancelled or interrupted because of unforeseeable problems with the building (water, electricity, etc.), the Lessee will be liable only for the cost of the days rented that were not used. The cost of the remaining days will be refunded, but there will be no additional penalty payable by the Lessor.

RESPONSABILITY

- The lessor will not be responsible for any physical or bodily harm sustained in or on the building or on the land during the rental period, and that for any reason whatsoever except for the deliberate fault are

serious offence on his part. The tenant undertakes to free the lessor from any complaint or lawsuit presented by whomever that may be resulting from such damages.

- The tenant must leave the premises, at the end of the rental period, in the same condition as it was when they arrived. The tenant is responsible for any damages caused by his actions and will be billed for any damages to the property (except for wear from normal usage).

- The parties agree that the lessor reserves the right to claim damages and interest to the tenant for any breach of the conditions stipulated in this contract and could, among other actions, retain the security deposit collected.

It is very important to respect the tranquility of the premises, the tenant is responsible for any fine for excessive noise that could be imposed by the Authorities. In the event of an excessive noise complaint, your security deposit will be collected, and you will be evicted from the chalet immediately.

INCLUSIONS

- Toilet paper, soap, shampoo, conditioner, cleaning products (starter kit is included) *

- Personal hygiene products are not included.

- Linen (pillows, sheets, towels, etc.) are included.

- Electric heating.

- Washer & Dryer (starter kit of detergent and softener included) *

- Firewood (7-10 logs depending on size are included with all rentals) More is available on demand before your arrival at a cost of 20$/15-20 logs.

- Propane included for BBQ (from April 15th to Oct 30th).

- Driveway snow removal

* The quantity offered may be enough for your whole stay, but we cannot guarantee it and we do not offer the home delivery service for these goods. We simply wanted you to be aware and plan accordingly.

RENTAL conditions

- You must be at least 25 years old to make a reservation

- Arrival time is 5:00 pm and Departure time is 11:00 am

- the premises can only be used for vacation purposes.

- Rental rights are non-transferable, nor can the premises be sublet.

- NO pets allowed indoor or outdoor.

- Smoking (tobacco, drugs, electronic) is strictly prohibited inside the building. Please use the appropriate space to smoke outside and throw away all cigarette stubs in the containers designated for that purpose.

- The tenant agrees to return the rented chalet, at the end of his rental period, in the same condition as on arrival. The tenant and his guests are responsible for any breakage caused by their personal actions and will receive an invoice for any damage caused to the property or its content (except for normal wear and tear)

- The client must advise the owner of any breakage or damage caused to the property or it’s content during their stay.

- It is imperative that you respect the neighbors and keep the noise level to a minimum. The tenant is responsible for any fine resulting from over excessive noise or disturbing the peace from the authorities. Excessive noise may lead to the owner cashing the security deposit and/or immediate eviction from the property without compensation or reimbursement.

- Follow the guidelines relating to the spa use (located inside on the wall next to the back door) so that when you leave, the water is as clean as when you arrived. Food and drink consumption is not authorised in the spa. Please bring your own beach towels and/or robes when using the spa.

- we ask that you use plastic glasses when outdoor.

- Additional cleaning fees may be payable should our cleaning crew require more than normal time to bring the property back to the way it was when originally rented.

- Any infraction to those rules could potentially lead to fines of $200 minimum and/or the eviction of the property without any refund.

- If the tenant does not vacate the premises at the time stipulated in the contract, additional fees may apply

- During the winter season, a 4x4 vehicle is highly recommended as our driveway has some inclination.

final dispositions

- The parties recognize having read this contract, having understood its content and scope, and having had the opportunity to seek legal advice before entering it and that the contract adequately represents the expression of their will and of their choices which were freely expressed without any pressure from any part.

- The parties agree to elect domicile in the district of Montreal in case of a disagreement, dispute or litigation having to be heard by a court of law regarding this contract or a matter relating to it.
