RESERVATION CONDITIONS

50% of the rental cost is required when booking. The balance of the rent is payable 15 days preceding the date of the beginning of the stay.

When the reservation is made less than 20 days before the start date of the stay, full payment is required.

The dates will be reserved for you when the payment is made.

A refundable security deposit of $2000 is required and payable 24 hours prior to the start date of the stay. In the event of non-compliance with the number of people agreed above, in the event of breakage, theft or misuse of the chalet including the spa, an amount will be deducted from this deposit. Cleaning fees will be deducted from the security deposit if the chalet is not in the same condition as when you arrived. The deposit can be taken on a credit card with proof of the cardholder's identity.

The Landlord will accept payment by check (in Canadian funds) payable to Clément immobilier inc., by Interac at simon@clementimmobilier.com or by text message at 514-261-5955.

RENTAL CANCELLATION POLICY

Any cancellation must be made by written notice to the Landlord.

In the event of cancellation, a fee of $125 will be deducted from the initial deposit.

)If the notice of cancellation is received more than 45 days before the date of the beginning of the stay, the sums already paid will be returned to the Tenant less the costs of $125.

If the notice of cancellation is made less than 45 days before the start date of the stay, the 50% deposit will be retained by the Lessor. The rest of the rental fees as well as the security deposit will be returned to the Tenant in the event that the sums have already been collected.

If the cancellation is made less than 30 days preceding the date of the beginning of the stay, the Tenant will be required to pay the full amount of the rental, except the security deposit which will be returned.

In the situation where the BBQ and/or the Spa were to be out of operation during your stay, no refund will be made. .

The date of the reservation may be modified, free of charge, by the Tenant, no later than 30 days before the start of the stay. After this time, the request may be accepted subject to certain conditions and availability.

The addition of occupants may be done up to 48 hours before the start of the rental, by written notice to the Landlord (fees will apply) .

If the cancellation is made after the start of the stay, the Tenant will be required to pay the full amount of the rental.

In the situation where the stay should be canceled or interrupted due to unforeseen problems to the building (water, electricity, etc.), the Landlord's liability would be limited to the cost of the rental. The unused days would then be refunded, but no additional compensation would be granted.

The Tenant may, under certain conditions, extend his stay either by arriving earlier on the day of his arrival (from 5:00 p.m.) or by leaving more late on the day of departure (until 11:00 a.m.).The Tenant must make the request, in writing, within 48 hours before the start of the stay. The rate for early arrival or late departure is $80 or more depending on the time chosen.

When the Landlord has inspected the premises and proceeded to the inventory of the goods, the security deposit will be returned to the Tenant. The costs for the wood used as well as the cleaning costs, if applicable, will be deducted from the security deposit. In the event of damage, the costs exceeding the value of the security deposit must be paid by Interac transfer within 24 hours of the Landlord's request. Otherwise, procedures will be undertaken for non-compliance with this commitment.

A responsible person must always be on site when there are people at the chalet.

building regulations: use of the rented premises and responsibilities of the tenant

it is forbidden to smoke in the chalet and in the spa and please do not leave cigarette butts on the ground or in nature. Ashtrays have been installed on the front and rear gallery posts to keep the grounds clean.

Pets may be allowed if mentioned at the time of booking. A fee of $1000 may be required if one or more animals not mentioned were allowed inside the chalet. The needs of your animals must be picked up before your departure.

The Tenant must notify the Landlord of any breakage or damage caused during his stay.

The Tenant is liable for material damage occurring in or on the rented building during the rental period, for any reason whatsoever, except damage resulting from construction defects, lack of maintenance, natural disasters and technological, and any damage normally covered by the Lessor's home insurance policy. The Lessee agrees to hold the Lessor harmless from any claim presented by anyone resulting from the damage for which he is responsible.

The Lessee is held responsible for the actions of any other person on the rented premises.

The Tenant undertakes to respect the rented premises and to return them to the same condition as on arrival. The furniture and objects available to the Tenant must be treated with care and used only for the purpose for which they are intended.

The Tenant undertakes to use only the rented premises and to respect the spaces of neighbors and residents of the area.

The Tenant is responsible for any damaged furniture or object, for any damage caused to the rented premises, including the land and the outdoor equipment.

The Tenant undertakes to respect reasonable rules of conduct and not to disturb the neighbors and area residents. The Tenant must keep to a reasonable noise level, both inside and outside the unit. After 8 p.m., noise must be kept to a minimum outside.

Defects noted by the Tenant during the rental period must be reported immediately.

The number of people authorized per unit of accommodation indicated in this present contract cannot be exceeded, and this, at no time in the absence of losing your deposit and being able to go until the eviction.

important conditions

the Tenant undertakes to respect the rules of the establishment at all times. This commitment also applies to persons accompanying the Tenant and his/her guests.

The establishment can only be rented for holiday purposes.

The Tenant may not assign his rights under the rental contract or sublet the building.

If the day of departure, the Tenant does not leave the premises at the time provided for in the contract, costs additional $200 per hour late may apply. When possible and agreed in advance, it costs $40/h for a late departure.

Before leaving the premises, the Tenant must ensure that:

The dishes are washed, the dishwasher emptied and the dishes stored in the cupboards

The garbage cans are emptied , garbage is picked up and placed in the outdoor bins.

Floors are swept.

Wet towels are hung up to dry

The bbq has been cleaned.

Moved furniture is put back in its place.

The windows are closed and locked.

The doors leading to the exterior are closed and locked.

Notify your departure to the landlord for the activation of the security system.

general provisions

This Short Term Rental Agreement may only be amended in writing.

If any of the terms of this contract should be held to be void and unenforceable, the validity of its other terms shall not be affected. In the event of a null and non-enforceable provision, the parties must reach an agreement that comes closest to the economic objectives targeted by the parties in this contract.

This document must be governed and interpreted in accordance with the laws in force in the Province of Quebec and in Canada.

The Lessor ensures that the rented establishment holds a classification certificate issued by the Corporation de l'industrie touristique du Québec in accordance with the Act respecting tourist accommodation establishments and still in force.

The Lessor may not not be held responsible for any accident, injury or illness resulting from the fault of the Tenant, which may occur to the Tenant or his guests during the stay. By accepting this reservation, the Renter and his guests accept the risks associated with their stay at the establishment.

The Lessor cannot be held responsible for the theft or loss of the property of the Lessee or his guests during the stay.

Security cameras are installed outside the chalet. All the cameras are visible and film the accesses to the chalet.
