L'Élégant is a beautiful 3 bedroom chalet, offering 9 sleeping places on beds (2 queen, 1 double, 1 double bunk single bed) and 2 additional places on the sofa bed. The open concept design, combining modern and traditional materials will immerse you in a setting in harmony with nature that will make you get off your routine.
The cottage is built next to the l'Assomption River, in Lanaudière about 1 hour drive from Montreal. The large windows surrounding the building will give you a magnificent view of the river and surrounding mountains.

The chalet is recently built in 2019. Come relax with friends or family enjoying the large common areas. The central island of the kitchen is the perfect place to prepare a succulent meal. The kitchen is fully equipped and there is a BBQ available on the outdoor terrace.
On the ground floor, a propane fireplace nested in an imposing stone column will warm you in winter. The chalet is also equipped with a central heat system and air conditioning.
We also offer wireless internet as well as satellite television to all our guests. A bluetooth soundbar will allow you to connect your devices to broadcast your favorite music!

The village of St-Alphonse-Rodriguez is 5 minutes drive from the chalet. You will find groceries, saq, gas station, pharmacy and restaurants.

The landlord hereby agrees to:
make available to the tenant the rented real estate as well as the furniture described in the Inventory in good condition of use and repair;
maintain the rented property and furniture in good condition and make any necessary repairs;
Assure the tenant the peaceful enjoyment of the rented real estate and guarantee the vices likely to hinder it, according to the provisions of article 1854 of the Civil Code of Quebec;
make the receipt of each payment of the rent free of charge, if the tenant so requests and issue a receipt for partial payments.
The tenant hereby agrees to:
pay rent, and recoverable expenses;
enjoy peacefully the property rented according to the destination specified in the lease. In particular, the tenant makes sure to avoid any noise, smell or any activity that would be likely to disturb the tranquility of the neighborhood, whether of his own or the occupants he has authorized;
not to sublet the rented property;
not to engage in any commercial, craft or professional activity within the rented property;
take the leased real estate, as described in the State of the Premises, in its current state, as well as the movable elements as described in the Inventory and not to raise any claim or contestation because of their obsolescence or their malfunctionning;
take charge of routine maintenance of the walls, floors and furniture furnishing the rented property, as well as any other integral part of the rented property;
to make the property rented in the same state of cleanliness as when entering the premises, at the beginning of the lease, failing which the tenant compensates the lessor for cleaning costs;
do not transform or alter the rented property, as well as its structure or its elements. In the opposite case, the landlord may require the tenant to return the property as is or retain the non-agreed modifications that can not be compensated. In any case, all costs resulting from the non-compliance with this provision will be borne by the tenant;
inform the landlord of any loss or deterioration of any or all elements of the rented real estate property, whether attributable to it or not;
compensate the landlord for any damage or loss that does not arise from a case of force majeure, whether it relates to the real estate rented itself or to the furniture items listed on the Inventory;
take all necessary precautions to prevent damage due to inclement weather;
do not smoke inside the rented property;
do not bring animals of all types into the rented property.
The tenant agrees to pay the landlord $ 500 as a security deposit to ensure the proper performance of his obligations 7 days before the scheduled start of the rental period. This deposit can not be revised or earn interest.
The deposit must be returned in full to the tenant no later than one month after it has handed the keys to the landlord and actually left the premises. However, if the state of exit places does not conform to the initial inventory, the period of restitution of the deposit will be increased to three months.
The deposit is intended to guarantee any damage to the rented property.
The deposit is returned to the tenant after deduction of the cost of repairs or replacement due to any damage caused to the rented property or its movable elements described in the Inventory. The full refund of the deposit will be made under the following conditions:
No property described in the Inventory is missing, nor has it been soiled or damaged;
The rented property has not been damaged, has not suffered any abnormal wear and is returned in the same state of cleanliness as in the State of entry. In particular, are clean and emptied closets, garbage cans, refrigerators, sanitary, appliances.
The lease is concluded in consideration of the tenant’s person. Consequently, the places can only be occupied by him;
The tenant can not in any case substitute other people to occupy the property rented in his place and place;
The tenant can not assign the rights he holds of the lease, nor sub-lease;
In the event that the tenant sublets, in breach of this lease, then the subtenant will have no title of occupation or right against the landlord who can immediately proceed to his eviction, at the expense of the tenant.
Land access and parking
Please note that the cottage is built in the mountains in a steep terrain. You will have to go down some natural stone steps to access the property. Some parts of the terrain are steep and present a risk of falling. We do not assume any liability for any injury or damage that may occur during the occupation of the facilities by your group.
A serviced parking and driveway have been developed to access the property. However, some types of vehicles may have more difficulty going up the hill, especially in winter. In case of uncertainty, we recommend leaving your vehicles at the top of the hill. If you had to use a tug, the costs are entirely your responsibility.
State of the premise after your stay
The tenant must return the cottage in the same condition as it was given before his stay. The dishes must be either in the dishwasher or stored in the spaces provided for this purpose. Garbage must be placed in the gray bin and recycle in the blue bin outside the property. The cleaning included in the rental includes a basic cleaning of the floors, bathroom and bed covers. Any additional cleaning fee will be charged to the client. The following list (non-exhaustive) gives some examples of possible surcharges:
Dishes left on the counter / sink;
Beverage or liquor containers left in the property;
Stained bedding or towels;
Spa water requiring a complete flush;
Other terms and conditions
The wifi is provided solely for your convenience and is not part of the rental agreement of the property. No refunds will be given for breakdowns, content, lack of content, speed, access issues or lack of knowledge of use;
Reminder: pets are prohibited in the cottage and on the site.
Any cancellation must be notified in advance to the landlord. The tenant has the option to cancel the present lease until 31 days before the start of the rental. However, the first payment of 30% will not be refunded. If the tenant cancels the contract within 31 days of the start of the rental period stipulated in the contract, the first payment of 30% and the second payment of 70% will not be refunded.
