Owner's obligations:

S The landlord is in good standing with the Corporation de l'industrie touristique du Québec: CITQ Establishment No. 289376.He holds a municipal license and has insurance for his property and liability insurance.

S The owner must restore and maintain the chalet in good habitable condition. He must restore it in a good state of cleanliness.

S The owner must ensure the tenant the peaceful enjoyment of the premises during the term of the lease.

Limit of land made available to tenants:

o For the chalet at 771 des Tourterelles, the tenant can use the land between rue des Tourterelles and the lake over a width of 100 feet, plus the private access path to the wharf.

o For the chalet at 780 des Tourterelles Tourterelles, the tenant may use the land between rue des Tourterelles and a depth of 300 feet towards route Montcalm, and the access path to the wharf. In winter, access to the lake by the descent from 771 des Tourterelles is permitted since this chalet is unoccupied in winter.

Obligations of the tenant

S The tenant is responsible for notifying his insurer of his rental and for owning appropriate liability insurance to insure his personal property and the owner's property in the event of wrongdoing.

S The tenant must maintain the chalet and the surroundings of the chalet in a very good state of cleanliness for the duration of his stay¸

S It is forbidden to overcrowd the premises (chalet and grounds) by welcoming more than guests as the capacity of your septic system. The septic installations are planned for four people per day. It is therefore forbidden to accommodate an additional number of guests for an extended period... It is a question of the quality of the lake and therefore of swimming.

S The tenant must use toilet paper manufactured specifically for use with septic tanks.

S Tenant to lock doors; He is responsible for the chalet, its contents and will be held responsible for his negligence.

S The tenant must use the accessories and equipment such as stove, refrigerator and others in accordance with the manufacturer's recommendations. The tenant will be held responsible for damage to equipment as well as damage caused by their misuse.

S The tenant may not paint, decorate, modify, add or alter in any way the chalet or the land without having received the written permission of the owner.

S The tenant who has knowledge of a defect or significant deterioration of the cottage or its environment must immediately notify the owner and take reasonable steps to limit the effects.

S The tenant must notify the owner as soon as possible of any defect, malfunction or potentially dangerous situation in and around the chalet. (Electrical, water, household appliance or other problem, fallen or dangerous tree... etc.).

S The tenant must notify the owner of any breakage in and around the chalet, breakage of furniture (or other), loss of utensils. Etc. An arrangement will be made with the tenant if necessary.

S The tenant can undertake an urgent repair necessary for the use of the dwelling if after having informed where to try to inform the landlord, the latter does not act within a reasonable (10 days). )S The tenant must, at the end of the lease, leave the dwelling free of all furniture other than that belonging to the owner, unless by prior agreement.

S The tenant who becomes aware of a defect or significant deterioration of the chalet or its environment must notify the owner within a reasonable time.

S The tenant must notify the owner as soon as possible of any defect, malfunction or potentially dangerous situation in and around the chalet. (Electrical problem, pump running non-stop, fallen or dangerous tree... etc.).

S The tenant must notify the owner of any breakage in and around the chalet, breakage of furniture (or other), loss of 'utensils. Etc. An arrangement will be made with the tenant if necessary.

S The owner does not undertake to provide any compensation if the temporary evacuation of the tenant is necessary.

S The tenant cannot sublet the chalet in whole or in part without the consent of the owner. The owner reserves the right to refuse the sublease.

S The tenant must respect the municipal regulations on boats, vignettes, permits and the municipal regulations on zebra mussels, shores (or no alteration and permitted) and the felling of trees (or no felling should be done unless the owner obtains a municipal permit. standards for use of the chalet and the premises:

s Bedding in the cabins

o Bedding (sheets, earmuffs) is included in the 4-season cabin only. Pillows are included. duvets and blankets are available on site.

o The chalet at 771 des Tourterelles has a closed bedroom with a double bed.A sofa bed (double) is located in the living room

o The chalet at 780 des Tourterelles at a closed bedroom with Queen bed and a closed bedroom each with a double bed.There are two (double) futons located upstairs.

S Bathroom and kitchen accessories in the chalets

o No towel, washcloth, soap, shampoo or other body cleaning accessory is included in the chalets .

s Cleaning products at the cabins

o The owner provides ecological and biodegradable cleaning products from "The Unscented Company" for dishes, hand soap, laundry soap and all-purpose. These products are dye and fragrance free. The tenant must not throw away or dispose of the bottles and containers provided because they are reusable and product refills are available in 3 businesses in the municipality of Entrelacs.

o Tenants must use phosphate-free soaps and products for personal care.

o Note: It is forbidden to wash oneself or do the dishes or laundry in the lake.

S Kitchen accessories, bbq in the chalets

o Household appliances (electric stove and refrigerators) are present in the chalets.

o Cookware with crockery and utensils is available in each of the chalets.

)o a gas bbq is available for each chalet.The refilling of bottles is at the owner's expense; Briquettes and lighting accessories will be provided by the tenant.

S Water available at the chalets

o For the chalet at 771 des Tourterelles the tap water is not drinkable. It is drawn from the lake for services (dishes, toiletries, etc.). a refrigerated drinking trough (to install 20 liter jugs) is provided to the tenant. The tenant has permission to pick up water "deemed" potable at any time (drawn from an artesian well) at a tap located on the owner's terrace at 790 Des Tourterelles, Entrelacs.

o For the chalet Tap water at 780 des Tourterelles is drawn from an artesian well and is presumed to be drinkable. An analysis of the potability of the water is carried out on the 1st Sunday of each year.

o note: The tenant cannot sue the owner on the pretext that he was not informed of the quality of the water.

S Parking lots

o The vehicles of the tenant and his guests must necessarily be parked in the paved parking spaces near the chalets.

o The tenant is not authorized to circulate on the ground or near the chalets with a vehicle; It risks damaging the wells, the septic tank, the piping, the retaining pits and/or the purification field located around the chalets.

S Residual materials

Recycling my residual materials is mandatory at Tracery. The tenant must follow the directives and schedules of ebi Environnement concerning recycling, composting and final waste.

There are small blue and brown bins and a dustbin in the chalets

A bin park containing large blue, brown and black bins has been set up in front of 790 des Tourterelles in order to Periodically deposit your residual materials there.

The owner is responsible for placing and replacing the large bins on collection days, usually Monday

Bin management:

Blue bin – Recycling: paper, cardboard, plastic, metal, bottle, etc.;

Brown bin – Composting: food, food-soiled cardboard (pizza, etc.), coffee, paper towels...;Black bin - sticker, adhesive paper, empty spray can, cold bbq briquette, waxed cardboard box, bag of chips, etc.

Note: The bins must not be visible from the public thoroughfare, except on collection day.

pets

pets are allowed under the following conditions:

o Keep the chalet clean.

o Tie animals outside (do not leave them unattended).

o Animals must be identified

o Animals must be kept on a leash when walking.

o Manure must be picked up daily and disposed of in the black bin.

o The tenant must vacuum all the rooms of the chalet and clean the ceramic tiles with a damp cloth to remove hairs. end of stay

It is forbidden to let a pet roam in a public or private place.

The owner is a member of the association protection of the environment of Lake Patrick.It is in accordance with the conditions suggested for lessors in the document: Appendix to the lease revision 2021.

The environment of Lake Patrick is a privileged place of vacation. By renting a property at Lake Patrick, you benefit from a healthy and peaceful environment. This appendix contains some instructions to follow in order to take advantage of this exceptional environment.

The tenant is responsible for his occupants and visitors. He must inform them about these instructions and about the standards in force relating to the protection of the environment of Lake Patrick and the municipality of Entrelacs. Civility is essential.

Respect the environment.

No felling of trees, shrubs and no modification to the vegetation is permitted.

All interventions on the shores (15 meters) of the lake and in the littoral, without a permit, are prohibited. Example: cutting the lawn, shrubs, trees, tilling the soil, planting flowers, laying out a garden or a vegetable patch or a gazebo.

The owner prohibits in the chalet or on the land, the presence and use of firearms, pellets, bows and arrows at all times.

docks, boats, swimming

there is no public access or descent to Lake Patrick.

Only the owner's boat may be launched on his property. a non-motorized boat can be transported manually and launched only if it has been washed beforehand at the Municipality of Entrelacs' car wash.

o The use of the cottage dock and the platform near the water is shared with the owner or other tenants.

o Safe use (with mandatory life jacket and accessories ) the pedal boat and the two rowboats and the canoe is permitted, free of charge; tenants must agree to share the use of the boats. The canoe must be removed from the water after each use; it should not rub on the dock, rocks or other hard surfaces. Boats must be emptied of their contents and tied to the dock after each use. Tenants must remove water accumulations as needed.

o The use of chairs, seat belts, spaghetti, fishing accessories and property belonging to the owner, located in the cabin near the water, is permitted. Tenants will be responsible for replacing, at their expense, supplies following loss or breakage.

o The owner prohibits his tenants from using combustion engines and/or personal watercraft on Lake Patrick, in any time. a tenant can bring his own non-motorized boat if it can be transported manually and if it has been washed beforehand at the Entrelacs car wash. For motorized boat enthusiasts, they will have to obtain a sticker from the municipality of Entrelacs, have their boat washed, and use the boat ramp to carry out their activities on the nearby Lac des Iles.

o The swimming is permitted in the lake but no bathing water analysis is done by the owner. a safe layout with a gradual descent to the lake on a sandy bottom is available at the bottom of the steps attached to the dock.You can dive from the end of the wharf (approximate depth 9 feet)

o Safety belts are compulsory in all boats and at all times.

Respect the speed limits on the water: Less than 30 meters from shore: 10 km/h; More than 30 meters from the shore, between 7 a.m. and 9 p.m.: 70 km/h; More than 30 meters from the shore, between 9 p.m. and 7 a.m.: 25 km/h.

Avoid making waves; they degrade the shores of the lake, damage the quays and can cause accidents. Each driver is responsible for his waves.

After each use, the boats must be emptied of their contents and tied to the dock; ban on using mooring buoys and creating a private mooring area for your boat.

Bathing is permitted within the 30 meter shoreline protection zone. Outside this zone, the presence of a swimmer must be clearly identified by the accompaniment of a boat or by the signaling of a balloon floating on the water or in the air.

exterior lights

outdoor fires are prohibited except for outdoor fireplaces equipped with spark arrestors, grills or barbecues. To make an open fire, a request for a burning permit is completed by the owner at the beginning of the year.

To make a fire, a validation of the burning permit renewal must be obtained each month.

The only location permitted for fires has been chosen in a safe manner by the owner and has been identified to you. You must not approach within 2 meters the wood collected for combustion. Small fires are allowed at Entrelacs provided they surround it with stones or bricks at least 6" high.

Small fires must limit the height of the flame to 15", and ensure a constant monitoring. a sudden wind could cause a fire.

It is forbidden to light a fire or keep it burning when climatic conditions or circumstances may facilitate its spread outside the fixed limits, or when an open fire ban, issued by the sopfeu, is in effect.

The tenant and the people to whom he allows access to the chalet must behave in such a way as not to disturb neighbors and other users in the normal enjoyment of the premises.

covid-19 warning:

The owner agrees to comply with the prevention guide for tourist residence operators except for hand sanitizer or other disinfectant which will be the full responsibility of the tenant since the chalet is remote from any other property. Only the dock and the boats can be shared with other tenants.

The tenant undertakes to respect the public instructions at the time of booking and throughout their stay. Prohibition to invite visitors who do not live at the chalet.

Warning:

The owner reserves the right to terminate, unilaterally and without delay, the rental lease and to evict the tenants in the obvious event of intentional non-compliance with laws and regulations, the obligations of the tenant, nuisance to the environment or property, abusive and disrespectful behavior or any violation of the tranquility of neighbors in the resort area.
