S A fee of $500 will be charged to the tenant if he smoked cannabis inside the chalet during his stay. The owner requires limiting terpenes that cause cannabis odors even though they are not known to be directly harmful to health. a uv treatment will have to be installed by the owner to eliminate this problem.

Obligations of the owner and compliance with regulations:

S The lessor is in good standing with the Corporation de l'industrie tourisme du Québec: citq Establishment number 289376 for its general tourist accommodation establishment.

S Chalets in François holds a municipal certificate of authorization in force for his chalets;

S Chalets à François is subject to the regulation on permits and certificates number 00-429 Chapter 9: Certificate of occupancy and Chapter 10: Additional provision applicable to residences tourism.

S Chalets à François has acquired rights recognized by the municipality with regard to the by-law on conditional uses number 2023-535.

S Chalets à François maintains insurance for its property and civil liability insurance for short-term rental activity.

S The owner must return and keep the chalet in good habitable condition. He must return it to a clean state.

S The owner must ensure the tenant peaceful enjoyment of the premises during the term of the lease.

Limit of land made available to tenants:

S For the seasonal chalet at 771 des Tourterelles, the tenant can use the land between rue des Tourterelles and the lake over a width of 100 feet, plus the private path accessing the dock.

S For the 4-season chalet of 780 des Tourterelles, the tenant can use the land between rue des Tourterelles and a depth of 300 feet towards route Montcalm, and the access path to the wharf. In winter, access to the lake via the descent of 771 des Tourterelles is permitted since this chalet is unoccupied in winter.

Obligations of the tenant

S The tenant is responsible for notifying his insurer of his rental and having appropriate liability insurance to insure his personal property and the property of the owner in the event of misdeed.

S The tenant must keep the chalet and the environment of the chalet in a very good state of cleanliness for the entire duration of his stay¸

S It is prohibited to overcrowd the premises (chalet and grounds) by welcoming more guests than the capacity of your septic purification system. Septic installations are designed for four people per day. It is therefore prohibited to accommodate an additional number of guests for an extended period... The quality of the lake and therefore swimming is at stake.

S The tenant must use Toilet paper manufactured specifically for use with septic tanks.

S The tenant must lock the doors; He is responsible for the chalet, its contents and will be held responsible for his negligence.

S The tenant must use accessories and equipment such as stove, refrigerator and others in accordance with the manufacturer's recommendations. The tenant will be held responsible for damage to the equipment as well as damage caused by its misuse.

S The tenant cannot paint, decorate, modify, add or alter in any way the chalet or the land without having received written permission from the owner.

S The tenant who becomes aware of a defect or significant deterioration of the chalet or its environment must immediately notify the owner and take reasonable measures to limit its effects.( 09)S The tenant must notify the owner as quickly as possible of any defect, malfunction or potentially dangerous situation in and around the chalet. (Electrical, water, household appliance or other problem, fallen or dangerous tree... etc.). The presence, at certain short periods of time, of insects (ants) in the chalet is inevitable in a natural environment.

S The tenant must notify the owner of any breakage in and around the chalet, breakage of furniture (or other) or loss of utensils. Etc. An arrangement will be made with the tenant if necessary.

S The tenant may undertake an urgent repair necessary for the use of the accommodation if, after having informed or attempted to inform the owner, the latter does not act within a reasonable time (10 days). The owner can intervene at any time to continue the work. The tenant must report to the landlord for the repairs carried out and provide him with invoices for the expenses he has incurred. The tenant will not be able to deduct the amount from his rent.

S The owner must notify the tenant at least 10 days before undertaking a major improvement or a major but not urgent repair; 5 days for landscaping.

S The owner does not undertake to provide any compensation if the temporary evacuation of the tenant is necessary.

S The tenant must allow the owner to check the condition of the chalet in a reasonable manner; The owner reserves the right to visit the chalet at any time after a few hours' notice

S The tenant must allow the owner or his representative to enter to make a repair; a 24-hour verbal notice will be given by the owner except in cases of emergency.

S The tenant cannot change the locks or make duplicate keys.

S No felling of trees, shrubs and no modifications vegetation is not permitted.

S The tenant must keep the chalet and the grounds in a clean state.

S The tenant is responsible for maintaining the chalet and the premises in the chalet environment for their entire stay.

S The tenant cannot use or keep in the chalet an illegal or flammable substance which constitutes a fire risk and which would have the effect of increasing the owner's insurance premiums without the latter's consent. 09)S The use of cannabis is prohibited in the chalet

S The tenant must at the end of the lease leave the accommodation free of all furniture other than that belonging to the owner unless prior agreement is made.

S The tenant who becomes aware of a defect or significant deterioration of the chalet or its environment must notify the owner within a reasonable time.

S The tenant must notify the owner as quickly as possible of any defect, malfunction or potentially dangerous situation in and around the chalet. (Electrical problem, pump running non-stop, fallen or dangerous tree... etc.).

S The tenant cannot sublet the chalet in full or in part without the consent of the owner. The owner reserves the right to refuse subletting.

S The tenant must respect municipal regulations on boats, stickers, permits and municipal regulations on zebra mussels, shores (or no alteration and permitted) and the felling of trees (or no felling must be done unless the owner obtains a municipal permit. standards use of the chalet and premises:

Water available at the chalets

S For the chalet at 771 des Tourterelles, tap water is not drinkable. It is drawn from the lake for services (dishes, toiletries, etc.). a refrigerated water trough (to install 20 liter jugs) is provided to the tenant. The owner offers the filling of the jugs from his artesian well.

S The tenant has permission to come and collect at any time "reputed" drinking water (drawn from an artesian well) at a tap located on the owner's terrace at 790 Des Tourterelles, entrelacs.

s for the chalet at 780 des Tourterelles the water is drawn from an artesian well and is presumed drinkable. a water potability analysis is carried out on the 1st Sunday of each year.

s note: The tenant cannot sue the owner on the pretext that he was not informed of the quality of the water.

Bedding in the chalets

S Pillows are included. Duvets and blankets are available on site.

S You must bring your washcloths, hand towels, bath towels, beach towels and your dish towels.

S Bedding (sheets, earmuffs) is included only in the 4-season chalet

S The chalet at 780 des Tourterelles has a closed bedroom with a Queen bed and a closed bedroom with a double bed each. There are two (double) futons located upstairs.

S Note: There is a washer-dryer on site: The sheets must be washed, dried and the beds made again upon your departure.

S The chalet at 771 des Tourterelles has a closed bedroom with a double bed. a sofa bed (double) is located in the living room. No bedding provided and no washer dryer.

Cleaning products at the chalets

S The owner provides free of charge "The Unscented Compagny" brand ecological and biodegradable cleaning products for dishes, hand soap , laundry soap and all-purpose. These products are coloring and fragrance free. The tenant must not throw away or dispose of the bottles and containers provided because they are reusable and product refills are available in 3 businesses in the municipality of Entrelacs.

S Tenants must use phosphate-free soaps and products for personal care.

S Note: It is prohibited to bathe or do dishes or laundry in the lake.

Bathroom and kitchen accessories at the chalets

S No soap, shower gel, shampoo, conditioner, or other body cleaning accessories are included in the chalets.

Kitchen accessories, bbq in the chalets

S Household appliances (electric stove and refrigerators) are present in the chalets.

S Cookware with dishes and utensils is available in each of the chalets.

S a gas barbecue is available for each chalet. Filling the bottles is at the expense of the owner; briquettes and lighting accessories will be provided by the tenant.

Parking

S The vehicles of the tenant and his guests must be parked in the asphalt parking spaces near the chalets.

S The tenant is not authorized to travel on the land or near the chalets with a vehicle; It risks damaging the wells, the septic tank, the piping, the retention pits and/or the sewage field located around the chalets.

Residual materials

S Recycling my residual materials is obligatory at Entrelacs. The tenant must follow the directives and schedules of ebi Environnement regarding recycling, composting and final waste.

S Blue, brown bins and a small trash bin are present in the chalets

S a bin park containing large blue, brown and black bins is set up in front of 790 des Tourterelles in order to to periodically deposit your residual materials there.

S The owner is responsible for putting and replacing the large bins on collection days, usually Monday

S Bin management:

S Blue bin – Recycling: paper, cardboard, plastic, metal, bottles, etc.;

S Brown bin – Composting: food, cardboard soiled with food (pizza, etc.), coffee, paper towels, etc.; Black bin - sticker, adhesive paper, empty spray can, cold bbq briquette, waxed cardboard box, bag of chips, etc.

S Note: The bins must not be visible from the public highway, except on the day of collection.

pets

Pets are allowed under the following conditions:

S Keep the chalet clean.

S Tie up animals outside (do not leave them unsupervised).

S Animals must be identified

S Animals must be kept on a leash when walking.

S The droppings must be collected daily and disposed of in the black bin.

S The tenant must vacuum all the rooms of the chalet and clean the ceramic with a damp cloth to remove hairs. end of his stay

S The environment of Lake Patrick is a privileged vacation spot. By renting a property at Lake Patrick, you benefit from a healthy and peaceful environment. This appendix contains some instructions to follow in order to benefit from this exceptional environment.

S The tenant is responsible for his occupants and visitors. He must inform them about these instructions and the standards in force relating to the protection of the environment of Lake Patrick and the municipality of Entrelacs. Good citizenship is required.

S All interventions on the banks (15 meters) of the lake and in the coastline, without a permit, are prohibited. Example: cutting the grass, shrubs, trees, working the soil, planting flowers, setting up a garden or vegetable patch or a gazebo.

S The owner prohibits the presence and use of firearms, pellets, bows and arrows in the chalet or on the land at all times.

S Do not throw waste into the lake and /or in the environment

S Do not feed the waterflies; Comply with regulation 2013-488: Regulation concerning the feeding of waterflies and/or wild birds on municipal territory.

swimming

S Swimming is permitted in the lake. No bathing water analysis is carried out by the owner. The association annually assesses the quality of bathing water; in the area of our dock, the results usually indicate that the quality of bathing water is excellent.

S a safe layout is provided with steps from the dock to the water and a gradual descent to the lake on a Sandy bottom allows gradual entry. a tether cable protected with pvc pipe demarcates the deeper section. You can dive from the end of the dock (approximate depth 9 feet)

S Swimming is permitted in the 30 meter protection zone from the shores. Outside this zone, the presence of a swimmer must be clearly identified by the accompaniment of a boat or by the signaling of a balloon floating on the water or in the air.

fishing and bait

S Fishing is good at Lake Patrick; the end of the wharf is a good place to fish.

S The native fish that can be caught at Lake Patrick are: Black sucker, brown bullhead, smallmouth bass, yellow perch, brook trout, lake trout, rainbow trout, sunfish and speckled trout.

s The bathymetric map of our lake indicates a depth of the water body of up to 30 meters (100 feet)

S The fishing zone of Lake Patrick is zone 9 See on the map: https://peche.faune.gouv.qc.ca/regpec/carteinteractive/fr and respect the periods, limits and exceptions of zone 9: See https://www.quebec.ca/tourisme-et-loisirs/activites-sportives-et-de-plein-air/peche-sportive/zones-periodes/zones-de-peche/zone-9 .

s For zone 9 the limitations are, among other things, that lake trout of 45 cm or more can be kept in the Lacs des Îles and that the number of lines authorized in winter is a maximum of 5 lines , from December 20 to March 31.

S The Lake Patrick Environmental Protection Association usually stocks around 275 pounds of speckled trout each year.

S It is strictly prohibited to transport live bait for fishing in a container whose water comes from a lake other than that where fishing will take place. The supervising officer may check the containers and prohibit their use.

docks, boats,

there is no public access or descent to Lake Patrick.

S The safe use (with mandatory life jacket and accessories) of the owner's boats: a pedal boat, two rowboats (14' and 16') and a lake canoe is permitted, free of charge.

S Safety belts are mandatory in all boats and at all times. Several belts and flotation devices of various sizes and formats are available on site.

S Tenants must agree to share the use of the boats. The canoe must be removed from the water after each use; it should not rub on the dock, rocks or other hard surfaces.

S Boats must be emptied of their contents and tied to the dock after each use. Tenants must remove accumulations of water as necessary.

S The use of the dock, the cottage, the platform near the water and the owner's boats is shared with the owner and the other tenant.

S The use of chairs, seat belts, spaghetti, fishing accessories and property belonging to the owner, located in the cottage near the water, is permitted. Tenants will be responsible for replacing, at their own expense, supplies following loss or damage.

S The owner allows, only with his approval, the launching on his property of a non-motorized boat which can be transported manually and which has been previously washed at the washing station of the Municipality of Entrelacs in compliance with municipal regulations.

S The owner prohibits his tenants from using combustion engines and/or personal watercraft on Lake Patrick, at all times.
