RULES OF THE PROPERTY: USE OF THE RENTED PREMISES AND RESPONSIBILITIES of the tenant:

smoking is not allowed.

Pets are not allowed.

The Tenant must notify the Lessor of any breakage or damage caused during his stay.

The Tenant is responsible for material damage occurring in or on the rented building during the rental period, for any reason, except damage resulting from construction defect, lack of maintenance , natural and technological disasters, and any damage normally covered by the Lessor's home insurance policy. The Tenant agrees to keep the Landlord safe and unharmed from any claim presented by anyone resulting from damage for which he is responsible.

The Tenant is held responsible for the actions of any other person on the leased premises.

The Tenant agrees to respect the leased premises and to return them in the same condition as on his arrival. The furniture and objects available to the Tenant must be treated with care and used only for the use for which they are intended.

The Tenant agrees to use only the leased premises and to respect the spaces of neighbors and residents of the sector.

The Tenant is responsible for any damaged furniture or object, for any damage caused to the leased premises , including the land and outside equipment.

The Tenant agrees to respect reasonable rules of conduct and not to disturb neighbors and residents of the area. The Tenant must keep to a reasonable noise level, both inside and outside the unit. After 11 p.m., noise must be reduced to a minimum.

Defects noted by the Tenant during the rental period must be reported immediately.

The number of people authorized per accommodation unit indicated in this this contract cannot be exceeded at any time.

The Tenant agrees to comply with the rules of the establishment at all times. This commitment also covers people accompanying the Tenant and his guests.

The establishment can only be rented for vacation purposes.

The establishment can welcome a maximum of 20 people. At no time can you be more tenants.

The Tenant cannot assign his rights under the rental contract or sublet the building.

If on the day of departure, the Tenant does not leave the places at the time mentioned (provided in the contract), additional fees of $ 125 may apply.

Before leaving the premises, the Tenant must ensure that:

The dishes are washed.

Waste and recycling are deposited in the places provided.

Windows are closed and locked.

Lights are closed.

Doors opening to the outside are closed and locked.

Keys are stored in the padlock

The sheets and towels used are left in front of the washer.

The tap on the washer and the water inlet in the basement is closed. See photo in support.

The temperature of the spa is reset to 96 degrees, the cover closes and clipped.

In winter, turn the heating everywhere to a temperature of 15 degrees.

( 09) general provisions:

This short-term rental contract can only be modified in writing.

If any of the conditions of this contract, whatever it is, should be deemed null and unenforceable , the validity of its other conditions would not be affected. In the event of a null and non-enforceable provision, the parties must reach an agreement that comes as close as possible to the economic objectives targeted by the parties in this contract.

This document must be governed by and interpreted in accordance with the laws in force in the Province of Quebec and in Canada.
